A tree survey in Caldercruix is required for three situations: planning applications near protected trees, mortgage lenders flagging trees on a property, and insurance claims involving subsidence risk.
North Lanarkshire Council requires a BS5837 survey for planning applications affecting trees on or near the development site. A Tree Preservation Order legally prevents felling, topping, lopping or root damage without council consent.
A mortgage lender demands a tree report when trees stand close enough to affect a property's foundations. Halifax, Nationwide, Santander, Barclays, NatWest and HSBC require this report before approving funds. Without it, the lender withholds the mortgage offer.
Tree roots draw water from clay soil beneath a foundation, causing the ground to shrink and the structure to subside. An insurer requires a report before approving a claim near mature trees. The report states species identification, root spread assessment and management recommendations.
Tree survey types in Caldercruix include Tree Condition Reports for general risk assessment, Mortgage Tree Reports for lender requirements and BS5837 surveys for planning applications.
A Tree Condition Report assesses the health, structural stability and safety risk of trees on a property. Homeowners, landlords and property managers request this report to manage liability.
A Mortgage Tree Report is required when a lender flags trees during a property purchase or remortgage. This report satisfies the requirements of major UK mortgage lenders.
A BS5837 survey categorises every tree on site into one of four grades and sets root protection areas around each one. It produces a tree constraints plan required by North Lanarkshire Council for planning applications.
A tree survey includes a site visit by a qualified arborist, inspection of every tree within scope, species identification and a condition assessment. The written report includes recommendations and photographs, delivered within 5 working days.
A tree survey in Caldercruix takes 7 to 10 working days from booking to report delivery. The site visit itself takes 1 to 3 hours, depending on tree count and site size. A 48-hour urgent option covers mortgage deadlines.
The cost of a tree survey in Caldercruix depends on the survey type, the number of trees and the size of the site. The quote is fixed before the site visit takes place.
The fixed price covers the site visit, the full written report and follow-up questions afterwards, at no extra cost.
Consultants qualified in arboriculture carry out every survey, holding public liability and professional indemnity insurance. Reports are written to BS5837:2012 and accepted by North Lanarkshire Council, mortgage lenders and insurers.
